Functions of construction management


Planning:
Planning is nothing but thinking over the execution of the proposed project. Planning decides what to do and how to do it in the best and economical way. Perfect planning ensures discipline and accuracy in the work. Because of proper planning desired economy can be achieved. 

Organising:
Organising is mainly concerned with :-
1)Arranging the required resources on the work side well in advance.
2)Assigning various parts of work to individuals on the basis of expertism
3)Creating an organisational setup.
4)Organisational setup should be kept simple and balance.
Various officers are put at different levels on the basis of their qualification and experience.

Scheduling:
Scheduling is the process of fitting entire work plan to a time scale.
Scheduling involves:
1)Arranging all activities in sequence.
2)Knowing the volume of work involved in each activity.
3)Deciding the methodology to be adopted for carrying out activities and thereby entire project.
After finalizing the above mentioned things appropriate duration to each and every activity can be assigned.
Proper scheduling ensures a smooth conducting of any work.

Staffing:
It is the function of construction management which deals with human resources.
A right person on the right job should be selected very carefully at right time so that the progress of work should not get hampered due to lack of knowledge on the part of person appointed for that job.

Directing:
It is a function of construction management which involves leading, supervising and guiding the employee working on project. Manager direct all the employees, workers by awaring them about a planned programme, present programme status, necessary steps to be taken in future, specification to be followed.

Coordinating:
Coordinating is a function of construction management which harmonises the action of all resources spacially manpower. 
Good coordination is very essential amongst various agencies working together on a project so that the work of one should not interrupt the work of other.
Proper coordination ensures desire objective of project.

Controlling:
It is very important function for ensuring desired output. 
Main aim of controlling is to complete its activity within its scheduled time and to maintain the quality of work as per specification.

Motivating:
Motivating is process of encouraging the employees in order to achieve more and best output from them. 
Motivation can be applied moniterily and non- moniterily.
